NEW CONSTRUCTION PAINTING SERVICE IN WINNIPEG MB

Here is some insight into the interior painting process of new construction.

We arrive on the job once the mudding of the walls and sanding has been done by the drywallers and also after any texturing of ceilings has been complete.

At this point no other installations have been put into the space, such as flooring, cabinets, plumbing or electrical finishes. We spray a primer and two coats of flat ceiling paint onto smooth non-textured ceilings and as well  primer and first coat of colour on the walls of this new construction house prior to any installations. This particular house will be having tongue and groove wood ceilings, they will be installed afterwards.

We now cut in next to any textured or painted ceilings and any other necessary areas. Then we spray and back roll a primer onto all the wall surfaces. Once the primer has dried we inspect the walls for any imperfections that may have been missed by the drywallers. We patch and sand any minor nicks and dings, etc. in the walls that we find. If there is any major defects it is brought to the attention of the drywallers to repair.

After the primer a light sanding is done to the overall wall surfaces before any other paint is applied to ensure a smooth finish. We now start to apply the first coat of colour. Cut ins are done next to the ceiling line and any other necessary areas. Then we spray and back roll all the wall surfaces with the first coat of the wall colour. Some painters will attempt to tint the primer close to the paint colour and apply the coat of primer and then only one coat of paint that acts as the finish coat. This is not the correct method. There should be a coat of primer and two coats of paint for full coverage and a a proper finish.

At this time we can apply a final finish coat of colour to a few areas such as the walls of the kitchen where cabinets will be placed and in bathrooms where the toilets or vanities will go. This makes it easier when doing the final painting of these rooms. We don’t have to worry about cutting in around the cabinets and fussing with paint behind the toilets. A few touch ups may be neccesary after cupboard installations.

These rooms have had the first coat of paint colour applied and now the other trades people and finishing carpenter will continue to do their installations of window liner, door jambs and all the trim work, flooring and baseboards and any applicable toilets, vanities and cabinets.

A few different scenarios can now happen depending on the particular construction project. Typically the window liners and trim, door jambs and trim, expansion gap trim, chair rails, crown molding, etc. is installed. In the rooms that will be carpeted the baseboards are installed. In areas with hardwood or tile the baseboards are put in after the flooring.

The first coat of colour has been applied in this kitchen. The kitchen cupboards and countertops will not be installed along with the window liners and trim work.

We come in at this point and fill the nail holes in the trim work and sand them. We caulk all the joints within the trim work itself and caulk the top of the baseboards where they meet the wall and where the window and door trim meets the walls. Depending on the situation we may do any neccesary taping and masking and spray the trim work or we may do it by hand. Sometimes spraying is not always possible, but we have some tricks of the trade allow us to simulate a sprayed look.

Doors might be sprayed on site in the garage if it is not being utilized by other trades and is clean and dust free. Otherwise we reserve an un-painted room in the house to do them in or they may be done off site by the door supplier or a specilty spray shop. They are sanded and get two coats of sprayed paint. If the doors are wood they may be getting stained and clear coated.

We can also spray the baseboards that have been installed in rooms where carpet will be placed as the floor is just plywood at this time. then we can finish the walls in those rooms if no other installations will be going in that affect the walls. Depending on the situation the painting process can be changed up a bit. Taping and masking can be done to windows so that the liners and casings can be sprayed after installation. Door trim and jambs can be sprayed in place as well.

The trades people continue putting the installations of the kitchen, bathrooms, flooring and final baseboards. It’s best if everything is completed by the other trades before we come in to do the final painting. Otherwise it can get a bit chaotic trying to work around each other and our final coat of paint may get damaged as work is continuing. Having the painters last is the ideal situation, but the time crunches in building schedules don’t always allow for this.

The final results after we are done the caulking of the trim against the walls and filling the nail holes in the trimwork and sanding and applying two coats of paint. As well as a coat of primer and two coats of colour to the walls.
